1) “Everything is 15–45 minutes away… and that’s normal.”
In SWVA/NETN, driving is just part of the lifestyle. It’s common to live outside town for the space and scenery, and still commute to shopping, schools, medical care, or dining.

The closest grocery store
Nearest hospital/urgent care
Cell service on the route (yes, really!)
2) Some homes come with well + septic (and that’s not scary)
Out-of-state buyers sometimes assume well/septic means “problem.” In our area, it often just means rural living — and many systems work great when they’re maintained.
What to do: During your inspection period, consider:
Well water test
Septic inspection/pump history
Water pressure + filtration questions
3) Internet and cell service can vary by street — not just by town
This is one of the biggest surprises. Two homes five minutes apart can have totally different internet options.
What to do: Before you write an offer, check:
Available providers at that address
Speed options (especially if you work remote)
Cell service inside the home (not just outside)
4) Property lines, easements, and “right-of-way” are a bigger deal in rural areas
If you’re buying land, a larger lot, or something more private, you may run into:
Shared driveways

Fences that don’t match the boundary exactly

5) The “feel” of communities changes quickly from one area to the next

HOA neighborhoods vs. “do your own thing” properties
