Moving From Out of State to SWVA/NETN: What Surprises People (In a Good Way)

December 17, 2025

This is a subtitle for your new post

Relocating to Southwest Virginia (SWVA) or Northeast Tennessee (NETN) is exciting — but if you’re coming from a larger metro area, there are a few “wait… really?” moments that pop up (both charming and practical).

Here are the biggest things out-of-state buyers tell us surprised them most — and what to know before you fall in love with the view.

1) “Everything is 15–45 minutes away… and that’s normal.”

In SWVA/NETN, driving is just part of the lifestyle. It’s common to live outside town for the space and scenery, and still commute to shopping, schools, medical care, or dining.

Local tip: When you find a home you love, we always recommend checking:

Drive time to work

The closest grocery store

Nearest hospital/urgent care

Cell service on the route (yes, really!)

2) Some homes come with well + septic (and that’s not scary)

Out-of-state buyers sometimes assume well/septic means “problem.” In our area, it often just means rural living — and many systems work great when they’re maintained.

What to do: During your inspection period, consider:

Well water test

Septic inspection/pump history

Water pressure + filtration questions

3) Internet and cell service can vary by street — not just by town

This is one of the biggest surprises. Two homes five minutes apart can have totally different internet options.

What to do: Before you write an offer, check:

Available providers at that address

Speed options (especially if you work remote)

Cell service inside the home (not just outside)

4) Property lines, easements, and “right-of-way” are a bigger deal in rural areas

If you’re buying land, a larger lot, or something more private, you may run into:

Shared driveways

Utility easements

Old access roads

Fences that don’t match the boundary exactly

What to do: Ask about surveys, plats, and access — and consider a survey if boundaries matter to you.

5) The “feel” of communities changes quickly from one area to the next

This region is full of variety — historic downtowns, small communities, mountain views, lake living, and everything in between.

What surprises people: You can find very different lifestyles within a short drive:

Walkable towns vs. quiet acreage

HOA neighborhoods vs. “do your own thing” properties

Virginia vs. Tennessee differences (taxes, services, utilities, etc.)

6) The home styles are different than many buyers expect

Out-of-state buyers are often surprised by how many homes here have:

Basements (finished or unfinished)

Larger yards

Older homes with character

Add-ons or renovations over time

What to do: A solid home inspection is key — and it helps to understand what’s normal for the age and style of the home you’re buying.

7) People are genuinely relationship-driven here

One of the best surprises? How community-oriented this region is. People wave, talk, ask where you’re from — and they mean it. It’s a place where relationships still matter, and that includes your home buying experience.

Quick Relocation Checklist (What We Recommend)

Before you visit:

Decide your “must-haves” (internet needs, commute, acreage, schools, etc.)

Narrow your target areas (SWVA vs NETN, town vs rural)

When you visit:

Drive the area at different times of day

Test cell service

Ask about utilities (public water/sewer vs well/septic)

Once under contract:

Schedule inspections early

Confirm internet options and insurance requirements

Review title/survey/access items carefully
