The Tuesday Test:

The first time you walk into a house, it's easy to picture the good stuff. A holiday dinner around the table. Coffee on the porch. Friends saying, “Wow, this is so you.”

But before you fall in love, I want you to picture a Tuesday.

It's raining. You're late. There are groceries in the car, three things to carry inside, and somebody needs to be somewhere in 20 minutes. How does the house work then?

Where do the shoes land? Is there room to pull into the driveway without playing car Tetris? Can you get from the kitchen to the laundry without walking through the whole house? Is there a spot for the dog, the backpack, or that stack of mail we all swear we'll sort tomorrow?

Pretty matters. So does practical.

I've seen buyers focus on the gorgeous kitchen and forget that they need a home office with a door. I've seen people dismiss a house because the paint wasn't their color, even though the layout fit their lives beautifully. Paint is usually easier to change than a floor plan.

And here in Southwest Virginia and Northeast Tennessee, the Tuesday test can extend past the front door. Think about the drive you will make most often, the amount of yard you actually want to maintain, and whether the porch gets the kind of afternoon sun you hoped for. A house can look perfect online and still ask too much of your everyday routine.

So at your next showing, take a minute to walk through a normal day. Start at the driveway. Go through the door you'd really use. Stand where you would make dinner. Imagine putting away the laundry. Then ask yourself: Would life feel easier here?

The right home doesn't have to be flawless. It does need to make room for your real life, including Tuesdays.
